John GRINNELL To John MANCHESTER


To all People to whome these presents Shall come greeting  Know ye That I John GREINOLD of East Greenwich in the county of Providence and Colony of Rhode Island & Marriner for and in consideration of the Sum of four Hundred pounds current Lawful money of New england of Old Tenor to me in hand before the Ensealing hereof well and truly paid by John MANCHESTER of the Town County and Colony afforesaid, the Receipt whereof I Do hereby acknowledg and my Self therewith fully Sattisfied and contented and thereof and of every part and parcel there of Do Exonerate acquit and Discharge the Said John MANCHESTER his heirs Executors and Administrators forevery by those presents Have given granted Bargained Sold Atiened Conveyed and Confirmed and by those presents Do freely fully and absolutely give grand Bargain Sell atiene convey and confirm unto him the Said John MANCHESTER his Heirs and assigns forever One Messuage or tract of Land Situate Lying and being in East Greenwich afforesaid Containing by Estimation Thirty Acres be it more or Less and is Butted and Bounded as followeth Southerly on an Highway Westerly on Land of Peter MOWRY Northerly on Land of Philip TILLINGHAST and Easterly on an Highway;  To Have and To Hold the Said granted and Bargained premises will all the appurtences Previleges and Commodities to the same belonging or in any wise appertaining to him the Said John  MANCHESTER his heirs and assigns for Ever;  To his and their only proper use benefitt and behoof for ever;   And I the Said John GREINOLD for me my heirs Executors and Administrators Do Covenet promise and grant to and with the Said John MANCHESTER his heirs and assigns That before the Ensealing hereof I am the True Sole and Lawfull owner fo the above bargained premises and am Lawfully Seized and possessed of the Same in mine Own proper Right as a good perfect and Absolute Estate of Inheritance in fee Simple and have in my Self good Right full power and Lawful authority to grant Bargain Sell Convey and Confirm Said Bargained premises in manner as above sd and the Said John MANCHESTER his heirs and assigns Shall and may from time to Time and at all Times for ever hereafter by force  and virtue of these presents Lawfully peaceably of and quietly   Have Hold use occupy posses and Enjoy the Said Demised and bargained premises with the appurtenances free and clear and freely and clearly acquitted Exonerated and Discharged of from all and all manner of former or other gifts grants bargains Sales Leases Mortgages wills Entails Joynt uses Dower Judgments Executions Incumbrances and Esxtents  Futhermore I the Said John GREINOLD for my Self my heirs Executors and Administrators Do Covenant and Engage the above Demised Premises to him the Said John MANCHESTER his Heirs and assigns against the Lawful Claimes or Demands of any Person or Persons whatsoever for ever hereafter to Warrant Secure and Defend    In Witness whereof I have hereunto Set my hand and Seal This third Day of December in the Twentyeth year of his Majesties Reign George the Second King of Great Britain & and in the year of our Lord 1746

Thomas GRINNELL to John MANCHESTER


To all people to whom these presents Shall Come Greeting Know ye that wee (sic) Thomas GRENNOLD and Susannah his wife of east Greenwich in the County of providence and Colony of Rhode Island &c for and in Consideration of the Sum of one hundred and Twenty pounds of Currant money to us in hand before the ensealing have of well and truly paid by John MANCHESTER of the Town County and Colony afore Said yeoman the Receipt where of wee Do hereby acknowledge and our Selves their with fully Satisfied and Contented and theirof and of every poort (sic) and parcell their of Do Exonerate acquit and Discharge him the Said John MANCHESTER his heirs Executors Administrators forever by these presents Have given granted bargained Sold Aliegned Conveyed and Confirmed and by these presents Do freely fully and absolutely give grant bargain sell alien convey and confirm unto him the Said John MANCHESTER his heirs and assigns forever Ten acres of Land Lying and being in Said Town it being part and parcell of our household farm butted and bounded Southerly on Land of the Grantee? Westerly on Land of John TIBBITS Northerly on Land of the Grantor and Easterly on a highway that is to begin at the South East Corner of Said Grantors Land and Exstend (sic) Northward a Long Said highway to the north __ of the Stone Wall at the ___ or ___way and from thence to Exstend Westerly Such a corse to the afore Said Land of John TIBBITS as Shall ____ under ten acres as afore Said   To Have and To Hold the Said granted and bargained premises with all the appurtenances privilidges and commodities to him the Said John MANCHESTER his heirs and assigns forever to his and their only proper use benefit and behoof forever and wee the Said Thomas GRENOLD and Susannah GRENOLD for us our heirs Executors and Administrators Do Covenant promise and grant to and with him the Said John MANCHESTER for his heirs and assigns that before the Ensealing hereof wee are the true Sole and Lawfull owners of the above bargained premises and are (ink blot) Lawfully Seized and possessed of the Same in our own proper Right as a Good perfect and absolute Estate of Inheritance in fee Simple and have in our Selves good Right full power and Lawfull authority to grant Bargain Sell Convey and Confirm Said bargained premises in manner as above Said and that he the Said John MANCHESTER his heirs and assigns shall and may from time to time and at all times forever here after by force and virtue of these presents lawfully peasably (sic) and quietly have hold use occupy posses and enjoy the Said Demised and Bargained premises with the appurtenances free and clear and freely and clearly acquited Exonerated and Discharged of and from all and all manner of former and Other Gifts Grants Bargains Sales Leases Mortages Wills Entails Joyntures Dowries Judgments Executions & Incumberances of what na___ or nature So ever that might in any measure or Degree of ____ or make void this present Deed     Furthermore wee the Said Thomas and Susannah GRENOLD for our Selves our heirs Executors and administrators Do Covenant and Engage the above Demised premises to him the Said John MANCHESTER his heirs and assigns against the Lawfull Claimes or Demands of any person or persons whatsoever forever to warrant Secure and Defend by these presents     In Witness whereof wee have here unto Sett our hands and Seals the Twenty Sixth Day of January in the tenth year of his majes (sic) Reign George the Second King of Great Britain &c anno Domini 1736/7

Matthew GRINNELL to Joseph FRY


To all People to whom these presents Shall Come Greeting Know ye that I Matthew GRINNOLD of West Greenwich in the County of Kent and State of Rhode Island Labourer for and in Consideration of twenty four pounds Lawful Silver Money Received to my full Satisfaction of Joseph FRY of West Greenwich in the County and State afore sd yeoman do by these present give grand Bargain Sell Convey and Confirm unto him the sd Joseph FRY his Heirs and Assigns forever one Certain tract or parcel of Land Lying and being in West Greenwich afore sd and Containing [by] Estimation Forty Eight Acres no more nor no less Butted and bounded as followeth (Viz) Westerly by Land of Phillip AYLESWORTH in part and partly by Land of Benedick Franklin AYLESWORTH in part and partly by Land of David AYLESWORTH and Northerly on a Highway in part and partly by Land of the Sd Phillip AYLESWORTH or however otherwise Bounded or Reputed to be Bounded    To have and to hold the above granted and Bargained premises with the Appurtenances priviledges and Commodities thereunto belonging unto him the Said Joseph FRY his Heirs and Assigns forever to his and their own proper use Benefit and behoof and also I the Said Matthew GRINNOLD Do for my Self my Heirs Executors and Administrators Covenant & promise and Grant to and with the Sd Joseph FRY his Heirs and Assigns that at and untill the Ensealing of these presents I am the true Sole and Lawful owner of the above Described Land and premises and am Well Seized of the premises as a good Indefensible Estate of Inheritance in fee Simple and have good Right to bargain and Sell the same in manner and form as above written and that the Same is free of all Incumbrances whatsoever And Futhermore I the sd Matthew GRINNOLD do by these presents bind my Self my Heirs Executors and Administrators forever to warrant and Defend the above Bargained premises to him the Said Joseph FRY his Heirs and Assigns against all Claims and Demands whatsoever Nevertheless these presents are subject to a Certain Indenture of Mortgage made and duly Executed by Abel POTTER to Joseph CLARK Esq. Gent ____ for the Condition therein mentioned which Mortgage is Recorded? in as ___ ____ toward Sd Land and premises which Mortgage the Sd Joseph FRY ___ the payment upon himself to Discharge and I the sd Dorcas GRINNOLD Wife of the Sd Matthew GRINNOLD for and in Consideration before mentioned do by these presents freely fully and absolutely give yield and Surrender All my Right of Dower and power of thirds of in and unto the before mentioned to him the Said Joseph FRY his Heirs and Assigns for ever    In Witness whereof we have hereunto Set our hands and Seals the 27th day of March in the year of our Lord AD 1794 and 18th year of American Independence
