Joseph NILES To John NILES


To all People to whom these presents Shall Come I Joseph NILES of West Greenwich in the county of Kent in the State of Rhode Island and Providence Plantations Yeoman  Send Greeting  Know ye that I  the Said Joseph NILES for and in consideration of the Love and Good Will to my Son John NILES in the County and State aforesaid Yeoman do by these presents Give Grant as a free and willing Gift to Convey and Confirm unto him my Son John NILES his Heirs and Assigns forever Two Certain Peaces or Tracts of Land with a dwelling  Grist mill  Saw mill and Bark House there on Standing the North Lot Scituate Lying and being in said West Greenwich containing by Estimation four acres be the same more or less Butter and Bounded as followeth Easterly on Land of Henry NICHOLS Southerly on highway Westerly and  Northerly on Land of Hazsard BOSS and Michael DAWLY the other peace South of the Highway Bounded Easterly on Henry NICHOLS partly and partly on Land of Joseph NILES Jun. Southerly Westerly and Northerly on Highways or However the same is Bounded or Reputed to be Bounded   To Have and to Hold the said granted premises  with all their Appurtences free of all Incumbrances whatsoever to him the Said John NILES his Heirs and Assigns forever as a good perfect and Absolute Estate of Inheritance in fee Simple and I the Said Joseph NILES for my Self my Heirs Executors & Administrators do Covenant and Engage the above demised & Given premises to him the Said John NILES His Heirs and Assigns against the Lawful Claims or Demands of any person or persons whatsoever forever to Warrant Secure defend bye these presents    In Witness whereof I have hereunto Set my hand and Seal this Twenty Second Day of April A. D. 1788.

Know All Men By these presents that I John NILES of Westgreenwich in the County of Kent and State of Rhode Island &c. Yeoman By these presents and for an Inconsideration of the dutiful Regard and Respect I owe and do Care unto my Honoured father Joseph NILES of the
Town County abovesaid Yeoman do give Grant Lease and Release unto the Said Joseph NILES his Heirs and Assigns the whole of the Rents and Profits of Two Certain peaces or Lotts of Land with a dwelling House Grist mill Saw mill and Bark House there on Standing the North Lot Scituate Lying and being in Said Westgreenwich Containing by Estimation four acres be the Same more or Less Butted and Bounded as follows  Easterly on Land of Henry NICHOLS Souther (sic) on a Highway Westerly and Northerly on Land of Hazsard BOSS, and Michael DAWLY the other peace or Lot South of the Highway Bounded Easterly on Henry NICHOLS partly and partly on Land of Joseph NILES Jur. Southerly Westerly and Northerly on Highway or Howevr other ways the same may be Bounded or Reputed to be Bounded which Land and premises above described I the said John NILES for my Self my Heirs Executors and Administrators do Lease and Release unto him the Said Joseph NILES Natural Life and no longer     In Witness whereof I have hereunto Set my hand and Seal this Twenty Second Day of April A. D. 1788 and 12th Year of Independence.

Job SPENCER to Nathaniel NILES


Know All Men By these presents that I Job SPENCER of Westgreenwich in the County Kent and State of Rhode Island ___ Residing in North Kingstown in Washington County Yeoman for and Inconsideration of the Sum of Three Hundred and Eight Bushels of good Marchantable (sic) Indian Corn to me in hand Before the delivery will and truly paid by Nathaniel NILES of said Westgreenwich and County of Kent Yeoman   Have given granted Bargained Sold & by these presents do Give Grant Bargain Sell Convey and Confirm unto him the Said Nathaniel NILES his Heirs and Assigns forever One Certain Tract or Lot of Land Scituate Lying and being in said Westgreenwich Containing by Estimation Twenty Two Acres of Land be the same more or Less and is Butted and Bounded as follows (viz)   Northerly on a Highway Easterly on the Heirs of Job SPENCER Late of said West-Greenwich Deceased and Southerly on Land of Henry NICHOLS and Westerly on Land of the Grantee ---   To Have and to hold the Said Granted and Bargained premises with all their appurtencances free of all Incumbrances whatsoever and Referring to Mary SPENCER widow to the Said Job SPENCER Deceased Such of privelege for gitting (sic) and using on the above described premises as was allowed her by the Said Deceased will Considering the same to the Said Nathaniel NILES His Heirs as a good Perfet & Absolute Estate of Inheritance in fee Simple  Furthermore I the Said Job SPENCER for my Self my Heirs Executors and Administrators Do Covenent and Engage the above Defined and Bargained premises to him the Said Nathaniel NILES his Heirs & Assigns against the Lawful Claims or demands of any person or persons whatsoever forever to Warrant Secure and Defend By these Excepting the above Reservation   And I Mary SPENCER wife to the Said Job SPENCER Grantor and for the Consideration abovesd do freely and willingly Give Yield up and Surrender unto him the Said Nathaniel NILES his Heirs and Assigns  [smudge] my Right of Dower and power of thirds of and unto the above Described Land and premises   In Witness whereof we the said Job SPENCER and Mary his wife Have hereunto Set our Hands and Seals this Twenty Ninth day of March and Twelfth year of American Independence and year of our Lord AD 1788
