Abel POTTER To James AYLESWORTH

To all People to whome these presents Shall come greeting  Know ye That I Abel POTTER of Little Hoosick in the county of Albany in the State of New York Yeoman for the consideration of Seventy Silver Dollars to me in hand Received to my full satisfaction of James AYLESWORTH of Coventry in the county of Kent and State of Rhode island &c. Yeoman do give grant Bargain Sell Convey and Confirm unto him the Said James AYLESWORTH his Heirs and assigns forever one certain Tract of Land Situate Lying and being in West Greenwich in the County of Kent and State of Rhode island aforesaid and Contains forty eight Acres be the same more or Less and Butted and Bounded as followeth   Southerly by land of Amos JAKWAYS Easterly by Land of David AYLESWORTH and David AYLESWORTH jr. and partly by Land of Blackburn Franklin AYLESWORTH Northerly on an Highway and Westerly Land of Philip AYLESWORTH Westerly by Land of Benedick JOHNSON and partly by Land of the said Philip AYLESWORTH   To Have and To Hold the above granted and Bargained premises with all the Appurtences Previleges and Commodities to the same belonging or in any wise appertaining to him the said James  AYLES. his Heirs and Assigns forever  to his and their own Proper use Benefitt and behoof forever    And I the said Abel POTTER do for my Self my Heirs Executors and Administrators Covenant  to and with the said James AYLSWORTH his Heirs and Assigns  That at untill the Ensealing of these Presents I am well seized of the Premises as a good Indefeasable Estate of Inheritance in fee Simple and have good Right to Bargain and Sell the same in manner and form as is above written and that the same is free of all Incumbrances whatsoever and Furthermore I the said Abel POTTER Do by these Presents bind my self my Heirs Executors and Administrators forever to Warrant and Defend the above Bargained Premises to him the said James AYLSWORTH his Heirs and Assigns against all Claims and Demands whatsoever  Subject Nevertheless to a Certain Mortgage Deed on the said Land and Premises made and Duly Executed by the said Abel POTTER to Thomas RUMMERILL Esq. holder of the Grand Committees of the said State of Rhode island for the consideration therein mentioned as by the said Deed may more fully Appear which Mortgage is Reckoned as part of the Purchase Money of the sd Land and Premises therefore the sd James AYLSWORTH his Heirs Executors and Administrators are to take the Discharge of the said Mortgage upon them selves acccordingly   In Witness whereof I have hereunto Set my hand and Seal the 26th day of January Anno Domini 1790 and fourteenth Year of American Independence
