THIS INDENTURE made this twenty eighth day of September in the year of our Lord one thousand eight hundred and twenty nine between Nathaniel Muncy and Hannah his wife, William Hoge and Margaret his wife and Wilson Browning and Rebecca his wife of the one part and Richard P. Anderson of the other part witnesetth that the said Nathaniel Muncy and Hannah his wife, William Hoge and Margaret his wife and Wilson Browning and Rebecca his wife for and in consideration of the sum of twelve hundred dollars of lawful money to them in hand paid by the said Richard P. Anderson at or before the making and delivery of these ensealing and delivery of these presences the receipt whereof is hereby acknowledged have granted bargained and sold and by these presences do grant bargain and sell unto the said Richard P. Anderson a certain track or parcel of land containing two hundred and seventy five acres be the same sum as left lying and being in the County of Russell at the head of Elk Garden including and comprising one hundred and seventy five acres which was devised to the said Hannah Muncy (by the name of Hannah Anderson) by Richard Price dec.d by his last will and testament, which will is of record in the clerk's office of the county court of Russell also a tract of forty seven acres granted to Thomas Nash by the Commonwealth of Virginia by patent bearing date the sixth day of June one thousand seven hundred and ninety and conveyed to John Anderson dec.d by the same Thomas Nash by deed which deed is of record in the Clerk's Office of the county court of Russell: Likewise a tract of fifty three acres granted by the Commonwealth of Virginia to John Anderson dec.d The two last of said tracts of land descended to the said Margaret Hoge, Richard P. Anderson and Rebecca Browning being children and heirs and the said Hannah Muncy as widow and relic of the said John Anderson dec.d. Beginning at two white oaks on the top of a spur in the Elk Garden line thence Nth W 64 poles down the top of the ridge to a black walnut and Spanish oak on the point of the ridge N 11\0 W 132 poles to two sugar trees by a branch corner to John W. Price's land S 89\0 E 85 poles to a high rock on the north bank of a branch W 11\0 E 40 poles to a beech and black oak corner to Mary Robinson's land N 51\0 E 52 poles to a maple and chestnut on a line W 73\0 E 47 poles to a sugar tree and beach in the Elk Garden line W 43\0 E 20 poles to a cucumber and two dogwoods corner to the tract herein mentioned of forty seven acres N 80\0 E 73 poles to a buckeye and sugar tree on the bank of a branch S 10\0 E 52 poles to Spanish oak on the side of a rocky ridge S 43\0 W 58 poles to a sugar tree and walnut on the bank of a branch S 35\0 E 64 poles to an ash and sugar tree corner to the tract of fifty herein mentioned and with the line thereof S 75\0 E 44 poles to a dogwood elm and ironwood S 16\0 E 22 poles to two sugar trees S 55\0 W 80 poles to two sugar trees and a white oak on the point of a ridge S 33\0 W 30 poles to an ash dogwood and large white oak in the line of the Elk Garden tract and with the same N 62\0 W 36 poles to a hickory and elm S 45\0 W 75 poles to the beginning. Excepting the said Richard P. Anderson's portion being one third of the two last named tracts Viz the one of forty seven acres and the one of fifty three acres; and also excepting saving and reserving to Nathaniel Muncy and Hannah his wife one full equal third according to quantity and quality to be occupied by them in all rights as if this deed had never been made during the natural life of her the said Hannah Muncy and is no longer to have and to hold the said tract or parcel of land with the appurtenances (except as before excepted) those and belonging to him the said Richard P. Anderson his heirs and assigns to the only and proper use and behoof of said Richard P. Anderson his heirs and assigns forever. And the said Nathaniel Muncy and Hannah his wife, William Hoge and Margaret his wife and Wilson Browning and Rebecca his wife the said tract or parcel of land with its appurtenances (except as before excepted) onto him the said Richard P. Anderson his heirs and assigns against them the said Nathaniel Muncy and Hannah his wife, William Hoge and Margaret his wife and Wilson Browning and Rebecca his wife and their heirs and assigns against all persons whomever shall and will by these presents warrant and forever defend.

In witness whereof the said Nathaniel Muncy and Hannah his wife, William Hoge and Margaret his wife and Wilson Browning and Rebecca his wife have hereto subscribed their names and affixed their seals the day and year first above written.

Russell County Court

We Benjamin Johnson and William Price justices of the peace in the aforesaid in the State of Virginia do hereby certify that Wilson Browning a party to a certain deed bearing the date on the 27th day of September 1829 and hereto annexed personally appeared before us in the our county aforesaid and the same to be his act and deed and desired us to certify his said acknowledgment to the Clerk of the County Court of Russell in order that the said deed may be recorded. Given under our hands and seals this 28th day of September 1829.
