John Tyler Esquire Governor of the Commonwealth of Virginia, To all to whom this presents shall come Greeting: Know Ye that by virtue of a land office treasury warrant Number twenty eight hundred and sixty nine issued the fourteenth day of January one thousand eight hundred three is granted by the said Commonwealth unto John Bays assignee of Edmund Browning a certain tract or parcel of land containing one hundred acres by survey bearing date the eleventh day of May one thousand eight hundred and four, lying and being in the county of Russell on the north side of Clinch mountain on the waters of Cedar Creek and boundeth as followeth, to wit: Beginning at four sugar tree saplings, on the top of a spur of said mountain, south twenty degrees and one hundred and two poles to a walnut, hickory and ____ elder on the top of the mountain in a line of William Kings and with his several lines, north thirty one degrees east eighty six poles to a large buckeye and small sugar tree, north seventy eight degrees east eleven poles to a hickory sapling on the slope of the mountain north fifty four degrees and forty eight poles to a buckeye south eighty seven degrees east thirty seven poles to a sugar tree north sixty four degrees east forty five poles passing said Kings corner to a stake on James Fullin’s line and with his line north forty four east seventy eight poles passing his corner to a sugar tree and two hickories (saplings) corner to Richard Price and with said Price line, north eighteen degrees west thirty poles to a buckeye and bunch lynns corner to said Prices line and with another of his lines north forty five degrees west seven poles to a lynn and thence south sixty five west two hundred and seventy four poles to the beginning with its appurtenances; To Have and to Hold the said tract of land or parcel of land with its appurtenances to the said John Bays and his heirs for ever. In Witness thereof the said John Tyler esquire, governor of the Commonwealth of Virginia, hath hereunto set his hand and caused the lesser seal of the said Commonwealth to be affixed at Richmond on the twenty sixth day June in the year of our Lord, One thousand eight hundred & nine & of the Commonwealth the thirty third.

Beginning at a beech and two sugar tree saplings on the east bank of a branch on a line of Richard Prices, and with his several lines north sixty four degrees west thirty four poles to a sugar tree beech and ironwood sapling on the top of a spur of Clinch mountain north twenty two degrees west thirty poles to a buckeye beech and ironwood north sixty degrees west one hundred and fifteen poles to three beeches near the end of a spur corner to said Price thence leaving his lines south eighteen degrees east thirty two pole to a Spanish oak and Sugar tree on the top a spur, south thirty eight degrees east forty eight poles up the spur to an ash and lynn. South ten degrees east two hundred poles to two buckeye saplings in the head of a hollow. South seventy six degrees east thirty poles crossing a small branch to a buckeye by the same and a small spring. North thirteen degrees east one hundred and eighty two poles to the beginning with its appurtenances.
To Have and to Hold the said tract or parcel of land with its appurtenances to the said Joel Bays and his heirs forever. In witness whereof the said John Tyler Esquire governor of the Commonwealth of Virginia hath hereunto set his hand and caused the lesser seal of the said Commonwealth to be affixed at Richmond on the twenty sixth day of June in the year of our Lord one thousand eight hundred and nine and of the Commonwealth the thirty third.
